The Shaftesbury Park Estate has over 1,000 Victorian cottages in a conservation area with an Article 4 Direction. Prince of Wales Drive has five-storey mansion blocks fronting Battersea Park. The streets between Lavender Hill and the park have solid-wall Victorian terraces. The riverside — Battersea Power Station, Battersea Reach, Nine Elms — has smooth modern plaster needing spray application.

Article 4 Direction removes permitted development for exterior changes on 1,000+ Victorian cottages

The Shaftesbury Park Estate was one of London's first conservation areas, designated in 1976. The Article 4 Direction restricts changes that would normally be automatic permitted development — including repainting a property in a different colour or painting previously unpainted surfaces. This means some exterior painting on the estate needs a Wandsworth planning application before work starts. We check this before quoting.

Solid-wall terraces

No cavity wall — standard impermeable masonry paint traps moisture and causes interior damp

Many Battersea Victorian terraces are solid-wall: no cavity, external brick structural and porous. Painting with standard impermeable masonry emulsion seals moisture in. It migrates inward, causes damp on internal walls, and produces paint failure within two to three years. We check wall construction type on-site and specify breathable systems on solid-wall properties.

New riverside developments

Battersea Power Station area new-builds need spray application — not the same approach as Victorian SW11

The riverside developments have large smooth plastered walls where brush marks show, specialist joinery needing factory finishes, and glass-framed steel elements. Spray application is correct here. Applying Victorian terrace rates to these properties — or vice versa — produces either underpriced work or a client who paid double the reasonable cost.

Battersea Square conservation area

The historic village core has its own appraisal — some buildings here predate the Victorian expansion by 200 years

Battersea Square has its own separate conservation area appraisal from Wandsworth Council. The Raven Inn is Grade II listed. Several surrounding properties have original features predating the Victorian expansion of SW11. Work here is assessed against the Square's specific character appraisal, not the borough-wide guidance. We check this before quoting exterior work in the Square area.
