Victorian terraces on the Shaftesbury Estate. Mansion blocks on Prince of Wales Drive. New riverside apartments at Battersea Power Station. Three different jobs. Three different specifications. One decorator who knows the difference.
Painters & Decorators Battersea SW11
The Shaftesbury Park Estate has over 1,000 Victorian cottages in a conservation area with an Article 4 Direction. Prince of Wales Drive has five-storey mansion blocks fronting Battersea Park. The streets between Lavender Hill and the park have solid-wall Victorian terraces. The riverside — Battersea Power Station, Battersea Reach, Nine Elms — has smooth modern plaster needing spray application.
These are not the same job. Victorian lime plaster needs breathable paint. Article 4 areas need planning checks before any colour change. Riverside new-builds need spray on large flat surfaces. One price for all four is how you end up with the wrong finish and a call-back two years later.
Prima Decor is in Twickenham TW2 — about 20 minutes from SW11. Roman visits your property, checks the type, and quotes accordingly.

The specification — and the price — depends on the property type. Here is what that means in practice for SW11.
Conservation area · Article 4
Over 1,000 Victorian cottages designated since 1976. Article 4 removes permitted development rights — external repainting in a new colour may need a Wandsworth planning application. We check before quoting any exterior work here.
Victorian mansion blocks
Five-storey late Victorian blocks designed to front Battersea Park. Period features, high ceilings, communal areas. Scaffold typically required. Coordinated maintenance across the building often practical.
Solid-wall terraces
Three and four-bedroom Victorian houses around Battersea Square. Solid-wall construction with no cavity — impermeable masonry paint traps moisture and causes interior damp. Breathable systems specified as standard.
Modern riverside
Smooth plastered modern walls, specialist joinery finishes, large glass frontages. Spray application for large flat surfaces. Completely different specification to period Battersea properties two streets away.
How we work
No phone estimates. No generic SW11 day rate applied to every job. One site visit covers the property type, the conservation area status, and the correct specification — all before a price is produced.
What competitors miss
Shaftesbury Park Estate
The Shaftesbury Park Estate was one of London's first conservation areas, designated in 1976. The Article 4 Direction restricts changes that would normally be automatic permitted development — including repainting a property in a different colour or painting previously unpainted surfaces. This means some exterior painting on the estate needs a Wandsworth planning application before work starts. We check this before quoting.
Solid-wall terraces
Many Battersea Victorian terraces are solid-wall: no cavity, external brick structural and porous. Painting with standard impermeable masonry emulsion seals moisture in. It migrates inward, causes damp on internal walls, and produces paint failure within two to three years. We check wall construction type on-site and specify breathable systems on solid-wall properties.
New riverside developments
The riverside developments have large smooth plastered walls where brush marks show, specialist joinery needing factory finishes, and glass-framed steel elements. Spray application is correct here. Applying Victorian terrace rates to these properties — or vice versa — produces either underpriced work or a client who paid double the reasonable cost.
Battersea Square conservation area
Battersea Square has its own separate conservation area appraisal from Wandsworth Council. The Raven Inn is Grade II listed. Several surrounding properties have original features predating the Victorian expansion of SW11. Work here is assessed against the Square's specific character appraisal, not the borough-wide guidance. We check this before quoting exterior work in the Square area.
