Chiswick isn't one thing. Bedford Park has Grade II listed Arts & Crafts houses from the 1870s and 1880s with specific conservation area colour palettes. Chiswick Mall has Georgian and Victorian riverside properties that partially flood at high spring tides. Strand-on-the-Green has 18th century cottages sitting directly beside the Thames. The Glebe Estate and Grove Park have Victorian and Edwardian terraces and detached houses. Each area needs a genuinely different exterior specification.
The A4 Great West Road runs through W4, and properties near it and Chiswick High Road face vehicle exhaust deposits on their north and west-facing facades. These deposits are acidic and reduce paint adhesion. Cleaning and degreasing before priming is standard practice on these elevations — but most quotes don't mention it.

Bedford Park is in the London Borough of Ealing, not Hounslow. Most of Chiswick is in Hounslow, so decorators who only know Hounslow's planning rules may not know the Ealing conservation area restrictions that apply in Bedford Park. The character appraisal specifies white-painted joinery as a defining feature of the Norman Shaw houses, with small panes in the upper sashes. Exterior colour changes on most properties here need to be consistent with the established palette. Some buildings require formal listed building consent before any exterior painting begins.

Chiswick Mall and its gardens partially flood at high water in spring tides. The lower courses of exterior walls on the riverside houses get periodic water contact. Painting these surfaces with a standard impermeable masonry emulsion traps moisture and causes the paint to blister and peel from below. Breathable mineral-based systems or lime-based exterior paints allow the wall to dry out between floods. The north-facing rear elevations of these houses also face the Thames — high humidity year-round, no direct sun, different degradation profile to the street-facing fronts. The original pitch-pine panelling and joinery in Bedford Park houses was painted with oil-based systems. Over a century of maintenance, this builds up into a thick film that loses adhesion at the bottom layers. Adding another coat on top risks lifting the whole film within a few years. On original joinery in listed properties, the correct approach involves careful preparation to identify failing layers, spot-stripping where necessary, and traditional oil-based primer on bare wood before finishing coats. This takes roughly three times as long as painting modern MDF or planed softwood. It should be quoted accordingly, not at the same rate as a modern extension.

Properties near the A4 and Chiswick High Road accumulate traffic exhaust deposits on facades facing the road. These deposits are mildly acidic and reduce paint adhesion over time — fresh paint applied over contaminated surfaces fails faster than paint applied to clean ones. They also contain carbon particles that show through light-coloured topcoats if they're not fully removed first. Before priming any road-facing facade on a property near the A4 or Chiswick High Road, we clean and degrease thoroughly. This adds time but is the only way to get a finish that lasts.
