Four conservation areas — exterior colours aren't always free choice

Hammersmith has four conservation areas: Brackenbury (Bradmore), Brook Green, Ravenscourt & Starch Green, and Crabtree. External paint colours on properties within these designations can be subject to planning guidance. Painting previously unpainted brickwork in some cases needs consent. Brackenbury Village properties average £1.7M — they need careful handling

Victorian and Edwardian terraces in Brackenbury Village sell for well over a million pounds. Proper preparation on these properties takes longer — original cornicing needs careful masking, lime plaster needs breathable primers, sash windows need individually masked glazing bars. A quick cheap job on a £1.5M house is a false economy.

High ceilings mean longer drying times and more difficult access

Three-metre ceilings are standard in Brackenbury Village and Brook Green. Larger rooms need more coats of paint to get even coverage top to bottom — the surface temperature differential between floor and ceiling level affects drying. Access also requires proper staging, not extending roller poles. We factor all of this into our programme and price.

Lime plaster needs different products — most decorators use the wrong ones

Many W6 Victorian properties have original lime plaster, not modern gypsum board. Gypsum-based fillers and standard PVA primers are incompatible — they trap moisture and cause paint to fail within 12–18 months. On lime plaster, we use breathable primers and lime-compatible fillers specifically. This isn't common knowledge in the trade.
